Our Acquisition team runs the entire acquisitions side of the equation for your company allowing you to focus completely on your exit strategy!

What Type of Deals Can Your Team create?

Our experienced Acquisition Team members have gone through extensive training in negotiations, rebuttals, and understanding homeowners pain points. Due to this training our team is able to bring deals that benefit not only our clients but also the homeowners. These are the types of deals you can expect most often:  

  • Cash Deals below 70% of the ARV
  • Seller Finance Deals with little to no interest, 1 to 30 year term lengths
  • Subject-To deals. We can create deals where the existing mortgage stays in place the seller’s name. You (or your buyer) will just take over payments
  • Novation Agreements

While every homeowner has different motivations, we are still able to produce contracts that make sense!

What does the acquisition process look like?

  1. We create a custom CRM where your leads will be inputted. 
  2. Your Acquisition team will further qualify the lead based on follow up conversations, comps in the area, and pictures and videos of the property.
  3. Once qualified, your Acquisition team will negotiate a winning deal.
  4. When a winning deal is created, our closing coordinator will send a contract to yourself and the homeowner to sign.
  5. Once signed, you perform your exit strategy! 

What are the different Acquisition Packages?

Every investor is unique and in a different position. Therefore we created different acquisition packages so we can aid Real Estate Investors who are just starting to those with 20 years in the game! Whether you choose to wholesale or close on the property yourself, we can help!

The packages we offer are:

  • 10% of the wholesale fee (wholesale) or 1% of the Purchase Price (you close) plus $1500.00 Recurring Monthly Fee 
  • 15% of the wholesale fee (wholesale) or 1.5% of the Purchase Price (you close) plus $1250.00 Recurring Monthly Fee 
  • 20% of the wholesale fee (wholesale) or 2% of the Purchase Price (you close) plus $1250.00 Recurring Monthly Fee 
  • 25% of the wholesale fee (wholesale) or 2.5% of the Purchase Price (you close)  plus $1250.00 Recurring Monthly Fee 
  • 30% of the wholesale fee (wholesale) or 3% of the Purchase Price (you close)  plus $1250.00 Recurring Monthly Fee 

All of these packages also include a $500.00 retainer for every contract that is signed by you and the homeowner. This retainer will be subtracted out of the acquisition fee when it is collected at closing. 

How Does the Acquisition Fee and Retainer Fee Work? 

The retainer is collected at the time of contract between yourself and the homeowner. However, this is subtracted from the total acquisition fee when it is collected at closing. For example:

Wholesalers: If our acquisition fee is for 10% and you wholesale a property for a $10,000 profit, the total acquisition fee due is $1,000.00 (10% of the wholesale fee). We will collect $500 at closing due to the retainer fee of $500 already being collected. 

Buyers: If our acquisition fee is for 1.5% (this is the 15% option for wholesalers) and you close on a property for a $100,000, the total acquisition fee due is $1,500.00 (1.5% of the purchase price). We will collect $1000.00 at closing due to the retainer fee of $500 already being collected. 

What happens if I pay the retainer and can’t sell the property? 

The retainer will not be reimbursed. This is to ensure that our clients only lock up contracts that they intend to perform on.

How am I involved in the Acquisition Process?

While the Lead Llama is providing an acquisitions service, at the end of the day what we really are creating is a partnership. Our Acquisition team will negotiate the best possible deals but you have the final say on whether you accept the deal, or ask for further negotiations, and or deny the deal completely. Once we have come to agreeable terms or an agreeable price, we will send your contract for signatures.
